Agenda Item Brief: Lennar Reno, LLC is requesting a two year time extension for presenting a successive Final Map associated with the D’Andrea Planned Development, specifically for D’Andrea Phase 3. Staff recommends approval.
Background: A Tentative Map for D’Andrea Phase 3 was originally approved by the City Council on Decomber13, 2004. The Tentative Map has been phased into several Final Maps, with the last village (Garda) being recorded on November 29, 2010. Due to changes in the economy and the housing market, Lennar Reno, LLC is requesting the consideration and possible approval of a two year time extension for presenting a successive Final Map for D’Andrea Phase 3. The two year time extension is allowed per NRS 278.360.
Analysis: The consideration and possible approval of a two year time extension for presenting a successive Final Map for D’Andrea Phase 3 is supported by staff. Plan checking fees and a performance bond are not required until the next successive Final Map is submitted for review. If approved, this extension expires on November 29, 2014.
Alternatives: The City Council may choose to not approve the two year time extension for recording a successive Final Map as submitted by the owner.
Recommended Motion: I move to approve the two year extension for presenting and recording a successive final map for Lennar Reno, LLC associated with the D’Andrea Phase 3 Tentative Map and D’Andrea Planned Development.
