The amended Pioneer Meadows Village 6 Phase 2 final map will be adding an additional 10 lots creating a total number of residential lots to 83 within the Pioneer Meadows Planned Development. The amended final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable. Staff recommends approval.
Background:
The original Pioneer Meadows Village 6 tentative map was approved by City Council on June 23, 2008 to allow for a 183-unit single family subdivision. The original final map for Pioneer Meadows Village 6 Phase 2 was approved by City Council on February 11, 2019 creating 73 residential lots.
The Comprehensive Plan in Pioneer Meadows was amended in January of 2019 removing a school and park site from the area just north of Village 6. In March 2019 a subsequent Handbook amendment was processed for Pioneer Meadows bringing the land use plan in the Handbook into conformance with the recently amended Comprehensive Plan. This Handbook amendment also consolidated the remaining unbuilt smaller parks into one larger park site on the west side of Pioneer Meadows. In relocating those parks, Village 6 was left with a developable area in the center of the village. The amended final map for Pioneer Meadows Village 6 Phase 2 will add an additional 10 lots bringing the total number of residential lots to 83.
Pioneer Meadows Village 6 Phase 2 will be generally located south of La Posada Drive and west of the existing Wingfield Springs Subdivision. The developer will be Lennar Reno, LLC.
Analysis:
The amended final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law. The appropriate plan checking and inspection fees have been paid. A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.
Alternatives:
- City Council could approve the amended final map as outlined by Staff.
- City Council could reject the amended final map and provide direction to the City Manager.
Recommended Motion:
I move to approve the amended final map for Pioneer Meadows Village 6 Phase 2 Subdivision as presented by staff.
