Title: Consideration, discussion and possible approval of a final map for Miramonte Phase 5-A Subdivision

Recommendation: Staff recommends Council approve the final map as submitted.

Agenda Item Brief:

The Miramonte Phase 5-A final map will create 5 residential lots within the Miramonte Planned Development.  The final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable.  Staff recommends approval.  



Background:

The change in the master plan land use designation, annexation, rezoning, and tentative development handbook were approved by City Council on January 10, 2005. The tentative map was approved on January 24, 2005.  The tentative map allows for a 986-lot single family residential subdivision. There are currently 589 recorded lots in the development.  The final approval of the Miramonte Plan Development handbook was approved by City Council on April 25, 2005.    Miramonte Phase 5-A Subdivision will be generally located in northeast Sparks, directly east of the existing Miramonte Phase 3-B Subdivision.  This new subdivision will create 5 residential lots on approximately 32,919 square feet.  The developer will be MTA Development, LLC. 



Analysis:

The final subdivision map and improvement drawings have been reviewed by staff and found to be technically correct, conforming to local ordinances and state law.  The final map is in substantial compliance with the tentative map. The required plan check and inspection fees have been paid.  A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.



Alternatives:
  1. City Council could approve the final map as outlined by Staff.
  2. City Council could reject the final map and provide direction to the City Manager.


Recommended Motion:

I move to approve the final map for Miramonte Phase 5-A Subdivision as presented by staff.
