Agenda Item Brief: Lanford Trust dated June 16, 2005 have submitted a reversion to acreage map for property located at 438 Pyramid Way. The reversion to acreage map has been reviewed by the Community Services Department and has been found to be acceptable. Staff recommends approval.


Background: The subject parcel being reverted is located at 438 Pyramid Way and includes a portion of lot 9, all of lot 10, and a portion of lot 11 of Block J of the "O'Sullivan Addition to the City of Sparks” as filed in the office of the Washoe County Recorder as Tract Map No. 85. The reversion is to allow for new construction. With the reversion, the parcel will be in compliance with the Building Code which requires a building not to cross a property line. The total area reverted will be 5,985 square feet. The reversion process is allowed per NRS 278.490.

Analysis: The final reversion to acreage map been checked and found to be technically correct, conforming to local ordinances and state law. The appropriate plan checking fees have been paid. A performance bond is not required to be filed with the City Clerk as no public improvements are associated with this map.

Alternatives: The City Council may or may not approve the reversion to acreage map as submitted by the owner.

Recommended Motion: Move to approve the reversion to acreage map for Langford Trust dated June 16, 2005 as submitted by Staff.
