Title: Consideration and possible approval of a Final Map for Pioneer Meadows Village 6 Phase 1B Subdivision

Agenda Item Brief:

 The Pioneer Meadows Village 6 Phase 1B Subdivision Final Map will create 22 residential lots within the Pioneer Meadows New Urban District. The final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable. Staff recommends approval.



Background:

The Pioneer Meadows Village 6 Phase 1B Subdivision is a continuation of the Pioneer Meadows New Urban District.  The  Pioneer Meadows Village 6 Phase 1B Subdivision will be generally located west of Wingfield Hills Road.  Access to the subdivision will be from Rolling Meadows Drive and Elk Falls Way This subdivision will create 22 residential lots on 4.15 acres. The Developer will be Lennar Reno, LLC.



Analysis:

The final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law. The appropriate plan checking and inspection fees have been paid. A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.



Alternatives:

The City Council may or may not approve the final subdivision map as submitted by staff.



Recommended Motion:

I move to approve the Pioneer Meadows Village 6 Phase 1B Final Subdivision Map as submitted by Staff.
