Title: Consideration and possible approval of Final Subdivision Map for Pioneer Meadows Village 6, Phase 1A.

Recommendation: : Staff recommends that Council approve the final subdivision map as submitted.

Agenda Item Brief: Pioneer Meadows Village Pioneer Meadows Village 6, Phase 1A Subdivision will create 30 residential lots within the Pioneer Meadows Planned Development. The final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable. Staff recommends approval.


Background: The Pioneer Meadows Village 6, Phase 1A Subdivision is a continuation of the Pioneer Meadows Planned Development. The Pioneer Meadows Village 6, Phase 1A Subdivision will be generally located west of Rolling Meadows Drive and north of Wingfield Hills Road. Access to the subdivision will be from Rolling Meadows Drive. This subdivision will create 30 residential lots on 68.97 acres. The current zoning for this subdivision is PD and the developer will be Pioneer Meadows Development, LLC.

Analysis: The final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law. The appropriate plan checking and inspection fees have been paid. A performance bond has been filed with the Community Services Department to guarantee the construction of the public improvements.

Alternatives: 1. City Council could approve the Pioneer Meadows Village 6, Phase 1A Subdivision final map as outlined by Staff. 2. City Council could reject the Pioneer Meadows Village 6, Phase 1A Subdivision final map as outlined by Staff and provide direction to the City Manager.

Recommended Motion: I move to approve the Pioneer Meadows Village 6, Phase 1A Subdivision final map.
