Title: Consideration, discussion and possible approval of a Final Map for Sierra Shadows Subdivision

Recommendation: Staff recommends Council approve the final map as submitted.

Agenda Item Brief:

The Sierra Shadows final map will create 15 residential lots. The final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable. Staff recommends approval.

Background:

Sierra Shadows Subdivision will be located east of Wingfield Springs Road between the Wingfield Springs Subdivision and the Cimarron Subdivision. This new subdivision will create 15 residential lots on 3.36 acres. The developer will be Ryder Sierra Shadows, LLC.

Analysis:

The tentative map for Sierra Shadows Subdivision was approved by City Council on March 13, 2017. The final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law. The appropriate plan checking and inspection fees have been paid. A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.

Alternatives:

City Council could approve the final map as outlined by Staff.
City Council could reject the final map and provide direction to the City Manager.

Recommended Motion:

I move to approve the final map for Sierra Shadows Subdivision as presented by staff.
