The Foothills at Wingfield Village 11 – Phase 1 will create 58 residential lots within the Foothills at Wingfield New Urban District. The final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable. The final map is attached to the staff report. Staff recommends approval.
Background:
The Foothills at Wingfield Village 11 – Phase 1 is a continuation of The Foothills at Wingfield New Urban District. The Foothills at Wingfield Village 11 – Phase 1 is generally located east of Hubble Drive, to the west of Vista Boulevard, and south of Windswept Loop. This subdivision will create 58 residential lots on 8.24 acres. The developer will be Silverado Village 11, LLC.
Analysis:
The final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law. The appropriate plan checking and inspection fees have been paid. A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.
Alternatives:
City Council could approve the final map as outlined by Staff.
City Council could reject the final map and provide direction to the City Manager.

I move to approve the final map as outlined by staff.
