Agenda Item Brief:

The Pioneer Meadows Village 7 B&C Phase 2&3 Final Map will create 156 residential lots within the Pioneer Meadows Planned Development. The final map, civil improvement drawings and subdivision bond have been reviewed by the Community Services Department and have been found to be acceptable. Staff recommends approval.



Background:

The Pioneer Meadows Village 7 B&C Phase 2&3 Subdivision is a continuation of the Pioneer Meadows Planned Development. The Village 7 B&C Phase 2&3 subdivision will be generally located south of Rolling Meadows Drive and west of Wingfield Hills Road. This subdivision will create 156 residential lots on 23.37 acres. The Developer will be Lennar Reno, LLC.



Analysis:

The final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law. The appropriate plan checking and inspection fees have been paid. A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.



Alternatives:

The City Council may or may not approve the final subdivision map as submitted by the developer.



Recommended Motion:

"I move to approve the  Pioneer Meadows Village 7 B&C Phase 2&3 Final Subdivision Map as submitted by Staff"
