Title: Consideration, discussion, and possible approval of a Final Map for Pioneer Meadows Village 10 Phase 2 Subdivision.

Agenda Item Brief:

The Pioneer Meadows Village 10 Phase 2 final map will create 52 residential lots within the Pioneer Meadows Planned Development.  The final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable.  Staff recommends approval.  



Background:

Pioneer Meadows Village 10 Phase 2 Subdivision will be generally located south of Wingfield Hills Road and north of the Rolling Meadows Drive.  This new subdivision will create 52 residential lots on 6.25 acres.  The developer will be Lennar Reno, LLC.  



Analysis:

The final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law.  The appropriate plan checking and inspection fees have been paid.  A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.



Alternatives:
  1. City Council may approve the final map as outlined by staff.
  2. City Council may reject the final map and provide direction to the City Manager.


Recommended Motion:

I move to approve the final map for Pioneer Meadows Village 10 Phase 2 Subdivision as presented by staff.
