Title: Consideration, discussion, and possible approval of a Final Map for The Canyons on Los Altos Subdivision

Recommendation: Staff recommends Council approve the final map as submitted.

Agenda Item Brief:

The Canyons on Los Altos final map will create 69 residential lots within The VISTAS a Planned Residential Community. The final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable. Staff recommends approval.

Background:

The Canyons on Los Altos Subdivision will be generally located north of Goodwin Road and west of Los Altos Parkway. This new subdivision will create 69 residential lots on 2.38 acres. The developer will be Los Altos Canyon Limited Partnership.

Analysis:

The final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law. The appropriate plan checking and inspection fees have been paid. A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.

Alternatives:

1. City Council could approve the final map as outlined by Staff.

2. City Council could reject the final and provide direction to the City Manager.

Recommended Motion:

I move to approve the final map for The Canyons on Los Altos Subdivision as presented by staff.
