Title: Consideration, discussion and possible approval of a Final Map for Kiley Ranch North Village 37B – Phase 2 Subdivision

Agenda Item Brief:

The Kiley Ranch North Village 37B – Phase 2 final map will create 57 residential lots within the Kiley Ranch North Planned Unit Development.  The final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable.  Staff recommends approval.  



Background:

Kiley Ranch North Village 37B – Phase 2 Subdivision will be generally located north of Sparks Boulevard and east of the Pyramid Highway.  This new subdivision will create 57 residential lots on 8.97 acres.  The developer will be Lennar Reno, LLC. 



Analysis:

The tentative map for Kiley Ranch North Phase 6 Village 37A, 37B and 43 was approved by city council on October 10, 2016.The final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law.  The appropriate plan checking and inspection fees have been paid.  A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.



Alternatives:
  1. City Council could approve the contract as outlined by Staff.
  2. City Council could reject the contract and provide direction to the City Manager.


Recommended Motion:

I move to approve the final map for Kiley Ranch North Village 37B – Phase 2 Subdivision as presented by staff.
