Agenda Item Brief:

The Pinnacles Phase III Final Map will create 42 residential lots within the Kiley Southern Development Division Planned Development. The final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable. Staff recommends approval.



Background:

The Pinnacles Phase III Subdivision is a continuation of the Kiley Southern Development Division Planned Development. The Phase III subdivision will be generally located east of Promedio Parkway and south of Los Altos Parkway. This subdivision will create 42 residential lots on 12.45 acres. The Developer will be Pinnacles Unit 3, LLC.



Analysis:

The final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law. The appropriate plan checking and inspection fees have been paid. A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.



Alternatives:

The City Council may or may not approve the final subdivision map as submitted by the developer.

"I move to approve the Pinnacles Phase III  Final Subdivision Map as submitted by Staff"
