Background:
The City Council approved a tentative map for Miramonte on January 24, 2005. The City Council has also granted several successive final map and time extensions.
• July 25, 2005 – The Sparks City Council approved a final map for Miramonte Phase 1. Upon recordation, the developer had one-year to record a successive final map.
• March 2, 2006 - The Sparks City Council approved a final map for Miramonte Phase 2A. Upon recordation, the developer had one-year to record a successive final map.
• April 21, 2006 - The Sparks City Council approved a final map for Miramonte Phase 3A. Upon recordation, the developer had one-year to record a successive final map.
• May 30, 2006 - The Sparks City Council approved a final map for Miramonte Phase 2B. Upon recordation, the developer had one-year to record a successive final map.
• April 17, 2007 - The Sparks City Council approved a final map for Miramonte Phase 3B. Upon recordation, the developer had one-year to record a successive final map.
• February 11, 2008 - The Sparks City Council approved a one-year extension for the recording of a successive final map, extending the validity of the tentative map to April 17, 2009.
• April 17, 2009 - The Sparks City Council approved a final map for Miramonte Phase 4A. Upon recordation, the developer had one-year to record a successive final map.
• March 9, 2010 - The Sparks City Council approved a one-year extension for the recording of a successive final map, extending the validity of the tentative map to April 17, 2012.
• April 12, 2012 - The Sparks City Council approved a final map for Miramonte Phase 4B, Unit 1. Upon recordation, the developer had two-years to record a successive final map.
Analysis: Corona, LLC is requesting the consideration and possible approval of a two-year extension for presenting a successive final map for Miramonte. Nevada Revised Statutes (N.R.S.) 278.360 allows a two-year time extension, thus extending the validity of the tentative map to April 17, 2016. Plan checking fees and a performance bond are not required until the next successive final map is submitted for review.
Alternatives: The City Council may choose not to approve the two-year time extension.
Recommended Motion: I move to approve the two-year extension for presenting a successive final map for Miramonte as presented by staff.
