Recommendation: Staff recommends Council approve the final map as submitted.

Agenda Item Brief:
The City View Executive Homes final map will create 45 residential lots. The final map and civil improvement drawings have been reviewed by the Community Services Department and have been found to be acceptable. Staff recommends approval.


Background:

City View Executive Homes Subdivision, a planned development, will be generally located north of S Los Altos Parkway and east of the Vista Boulevard. This new subdivision will create 45 residential lots on 26.14 acres. The developer will be Sierra View Investments, LLC.



Analysis:

The final subdivision map and improvement drawings have been checked and found to be technically correct, conforming to local ordinances and state law. The appropriate plan checking and inspection fees have been paid. A performance bond has been filed with the City Clerk to guarantee the construction of the public improvements.



Alternatives:
  1. Council could approve the final map as outlined by Staff.
  2. Council could reject the final map and provide direction to the City Manager.


Recommended Motion:

I move to approve the final map for City View Executive Homes Subdivision as presented by staf
